Avison Young to lease Moinian’s 3 Hudson Boulevard
The Moinian Group today announced the selection of Avison Young as the exclusive office leasing agent for 3 Hudson Boulevard, a new 1.8 million-square-foot, state-of-the-art building that will be developed in the Hudson Yards district.
The 65-story tower, designed by FXFOWLE, is situated at the intersection of West 34th Street and 11th Avenue, directly across from the Javits Convention Center. It will provide access via an adjacent pavilion to the future 7 Line Extension Subway Station, scheduled to open in 2014.
Additionally, the building will be within walking distance of major transportation hubs at Penn Station and the new Moynihan Station, as well as the Port Authority Bus Terminal.
The building will be developed to exceed LEED-Platinum certification requirements, incorporating the latest in energy efficiency and resource-conservation technology to produce a healthier, more sustainable office environment. Tenants will also benefit from having direct access to the future Hudson Boulevard Park, a pedestrian-friendly, four-acre network of tree-lined parks and open space that will be created immediately to the north of the building.
Due to the building’s location, 3 Hudson Boulevard will offer exterior tenant branding opportunities that will be enhanced by the use of LED lighting at the base and top of the tower. The lighting installation will also be used to display public art.
“3 Hudson Boulevard is a stunning addition to the New York skyline, offering an outstanding location, spectacular views and prime access to what will be one of New York’s largest subway stations. Dan Kaplan and his team at FXFOWLE have truly outdone themselves,” states Joseph Moinian, CEO of The Moinian Group.
“Avison Young offers a great complement to our corporate culture and we believe their experienced New York team, led by Arthur J. Mirante, II, will bring the energy and drive necessary to orchestrate a successful leasing program in this quickly emerging office market.”
The Avison Young team leading the assignment includes Mirante, Principal and Tri-State President; Michael Gottlieb, Principal; and Anthony LoPresti, a Senior Vice-President in the New York City office. Avison Young Principal Elliot Baum is managing the marketing and creative campaign for the building.
“The site of 3 Hudson Boulevard offers tremendous access to multiple transportation hubs and provides for unobstructed views of the Hudson River to the west, affording office tenants a highly-accessible, best-in-class location,” comments Mirante.
“The design of the building provides for unique efficiency and flexibility in accommodating the office space needs of tenants in a broad range of industries, including those with significant large-block requirements. Furthermore, the world-class team that The Moinian Group has assembled to deliver this building will ensure that tenants benefit from a modern, environmentally responsible office environment that appeals to the workforce of the future.”
Notes Gottlieb: “A true rarity for this market, 3 Hudson Boulevard is one of the only towers in Manhattan that will be completely open on all four sides, with street access on three sides. As a result, there are unparalleled opportunities for highly visible, exterior branding that, when coupled with the building’s strategic location and efficient, column-free floorplate configurations, position the building strongly to attract top-tier corporate users.”
Designed to be more than 1,000 feet tall, 3 Hudson Boulevard will help shape the Manhattan skyline to the west and is poised to be one of the tallest buildings in New York City upon completion. Large windows on all of the tower’s office floors will allow for spectacular views of the Hudson River, the High Line and the Hudson Yards district, as well as the Tappan Zee and Verrazano-Narrows bridges from the upper floors. Class A office space on floors nine through 45 of the tower will be column-free, offering 14-foot slab-to-slab ceiling heights.
The tower has been conceived to achieve the highest levels of environmental performance in conserving energy, reducing water consumption and improving indoor air quality. The building will feature a curtain wall comprising spectrally selective glass that enhances environmental performance and will be adorned with an array of integrated photovoltaic sunshades.
Each of the building’s terraces will be accented by sky gardens with planted green roofs that contribute to improved storm-water management and reduce heat gain.
“3 Hudson Boulevard embodies years of experience and research in creating the state-of-the-art, sustainable skyscraper. Its unique torqued form will cut a distinctive and elegant profile on Manhattan’s skyline. A gracious sequence of entrances, lobbies and sky gardens will create a welcoming and exciting experience for tenants and visitors. Thoughtfully crafted office space with 360 degree light and air, extra high glazing, sun-shading, minimal columns, and energy-efficient, healthy infrastructure will be a platform for creative, collaborative enterprise. The result will be an exceptional, timeless structure that will serve its occupants well and enhance our city’s public realm,” says Kaplan, Senior Partner at FXFOWLE.
With construction expected to commence in 2014, the building is planned to receive tenants starting in 2016.
“We are extremely pleased to have been selected by The Moinian Group to serve as the exclusive office leasing agent for what promises to be one of Manhattan’s most iconic new commercial buildings,” adds Greg Kraut, Avison Young Principal and Managing Director of the company’s New York City office.
“With a prominent location in the dynamic Hudson Yards district, 3 Hudson Boulevard will play a critical role in the exciting transformation of Midtown’s West Side. We are confident that our team’s in-depth knowledge of the market and integrated client service approach will deliver strong results for this premier asset.”
